1. Thou shalt analyze present facility requirements and projected future needs at least six months before thy current lease expires.
2. Thou shalt hire a professional commercial tenant representative whose sole loyalty is to thou, the tenant purchaser.
3. Thou shalt not agree to take a property - as is - but require a landlord-funded build-out.
4. Thou shalt have the flexibility of extending the commencement date of thy lease in case of unforeseen problems.
5. Thou shalt receive thy just due in the form of all available outside economic incentives when relocating.
6. Thou shalt receive thy just due in discounted rent and additional landlord contributions to build-out costs.
7. Thou shalt know the accurate space cost by comparing true alternatives.
8. Thou shalt use thine own professionals (attorneys, contractors, etc.) and not those who have the landlord's interests at heart.
9. Thou shalt be able to break thy lease under certain circumstances with a minimum of penalties.
10. Thou shalt authenticate the figures and dimensions provided by the landlord.
